Roof flashing repair typically costs $300–$1,500 for straightforward wall or vent-pipe flashing, $500–$2,000 for step and counter flashing at a chimney, and $1,000–$3,500 or more when masonry rebuilding or full re-flashing is required; costs vary by material (galvanized, aluminum, copper) and access.
Why flashing fails
Per the IRC (Chapter 9, Section R903), flashing is required at every roof-to-wall intersection, penetration, and change of plane — and it is the single most common leak origin. Failure modes are (1) sealant end-of-life, (2) corrosion of galvanized metal, (3) improperly nested step flashing installed under drip-edge instead of behind it, and (4) chimney mortar joint failure that lets water in above the counter flashing.
Material choice affects the price
Aluminum and galvanized steel flashing sit at the low end of the range. Copper flashing at a chimney or valley can double material cost but commonly lasts 50+ years — often longer than the surrounding shingles. Ask the roofer to itemize metal type; a repair that uses cheaper metal than what's already on the roof may fail sooner.
