A standing-seam metal roof typically lasts 40–70 years, while exposed-fastener metal panels typically last 25–40 years because the neoprene fastener washers wear out well before the metal does; lifespan varies by coating (Kynar 500 / PVDF vs SMP), gauge, and coastal salt exposure.

Per the Metal Roofing Alliance, the failure mode on exposed-fastener panels is almost always the fastener gasket, not the steel — typical replacement of gaskets or full re-screw at year 15–25. Standing-seam systems hide fasteners under the seam, eliminating that failure path.
Coating chemistry matters. Kynar 500 / PVDF finishes carry 30-year color warranties from most manufacturers; SMP finishes are cheaper but chalk and fade earlier.
